Three Different Markets in One Metro
Lakewood Ranch has been one of the top-selling master-planned communities in the US for years. The development footprint now spans eastern Manatee and Sarasota counties - Waterside Place, the Villages of Lakewood Ranch, and the newer pods still coming out of the ground. Wellen Park in North Port picks up where Lakewood Ranch leaves off heading south into Charlotte County. Framing, roofing, HVAC, and plumbing contractors in this corridor have had a steady floor of work that doesn't depend on the broader economy.
The barrier islands are a completely different business. A Longboat Key renovation can be $800k to well over a million in construction across multiple trades. Small crews, high-value work, demanding clients and GCs. Anna Maria Island, Siesta Key, Casey Key - same story. The risk profile is different from tract home construction, and so is the relationship with your insurer.
Then there's the storm recovery market. Ian in 2022. Helene and Milton in 2024. Fort Myers Beach took the worst of Ian, but the broader Southwest Gulf Coast - Sarasota, Charlotte, Lee counties - has had years of rebuild and restoration work layered on top of the existing new-construction pipeline. That's a lot of volume, and for some local contractors it came with claims that are now showing up on experience mods.
Mod Increases After the Storm Seasons
Storm seasons create a specific workers' comp problem. Local contractors take on more work than they normally run, hire fast to keep up, and end up with higher claim frequency than their base rate reflects. A contractor who had a clean mod of 0.90 before Ian can find themselves at 1.35 or higher a few renewal cycles later. Standard carriers notice.
